  • What is a home inspection?
    A home inspection is an objective examination of the physical structure and systems of a home, from the roof to the foundation. Having a home inspected is like giving it a physical check-up. If problems are found, the home inspector may recommend further evaluation. Home inspectors do not perform any destructive testing.
  • What does a home inspection include?
    An inspection includes a visual examination of the building. The inspector evaluates and reports on the condition of the following: foundation; grading; roof; roof structure; interior/exterior walls; ceilings; floors; doors; windows; fireplace/chimney; electrical systems; heating equipment; cooling equipment (temperature permitting); plumbing systems; water heating equipment; and built-in kitchen appliances. Only those items that are visible and accessible by normal means are considered for the report.
  • What doesn’t a home inspection include?
    Typically an inspection does not include: ice boxes, in-house vacuums, hot tubs, playground equipment like jungle gyms or swing sets, washers, dryers, low voltage wiring, security systems, motion sensors, home theater systems, landscape lighting, exterior lighting, ponds, water fountains, gazebos, elevators, wine cellars, storm shelters, panic rooms, intercom systems and electric gates.
  • When will I receive my inspection report?
    Typically Inspections are sent same day following your inspection, pending payment.
  • Can a house fail a home inspection?
    No. A professional home inspection is an examination of the current condition of a house. It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.
  • Once the inspection is complete, will I get a walk through with my inspector?
    Yes. Every client that attends his or her inspection will receive a complete walk-through at the end of the inspection with the inspector. This is a great value, because it allows for a complete understanding of the findings and allows the client to ask any questions or cover any concerns with the inspector at that time.
     
    We want you to feel completely confident walking away from the house knowing exactly what’s going on. You’ll be made aware of potential changes with the house over the course of time, things to look out for, whether immediate service is needed to fix a big problem, or code compliance issues that can be addressed at a later time.
     
    Either way, the walk-through, coupled with the detailed, customized 50-60 page inspection report will give you all the information you need to make those important decisions about the home when you need it the most.
  • How long will the inspection take?
    Inspections vary depending on size (square footage and number of levels), year built, and other factors such as the presence or absence of items like a crawl space (for pier and beam foundations) or a pool and spa.
     
    Most home inspections last Two - Three Hours.  . We can give you a more accurate time estimate once we receive details about your home.
